This Riverfront "Waterhouse" is a beautiful riverfront house with 3 bed room + 1 queen sofa bed - 2 full baths - perfect for any family or families. All rooms and living room are equipped with smart TVs (no cable tv, but unlimited streaming). There is a well-equipped kitchen, comfy living room, beautiful Funitured patio, washer/dryer, ping pong table, cornholes, bbq & Kayaks. There is no Dock yet, however Boats/jet skis can be tied off to a post if needed. There is plenty of room to park a 24ft boat in front of the house. This area of the river benefits some of the best local fishing and is ideal for canoeing/kayaking all while being just minutes from downtown Sebastian and The Sebastian Inlet Marina. You're minutes from restaurants, cafes, grocery stores, shopping, etc. Sebastian Inlet Marina - walking distance Sebastian restaurants and shopping - 5 min Sebastian inlet sand bar and islands - 10-15 min by boat/jet ski. Vero Beach - 20 min. Melbourne 20 min. Cocoa/Merritt Island (NASA) - 1 hr

I hope you enjoy your stay. Some house Rules: - No over exaggerated parties and/or exaggerated loud music (quiet time 11pm - 7am) - A/C - If you have the A/C on, please keep door(s) and windows shut. If the A/C is on and door(s)/window(s) are open, it will cause the A/C to keep running and freeze the unit. Hence, it will cause the unit to stop functioning. If you like to keep door(s) open, please shut A/C unit off. Tap thermostat screen -> system -> on/off. Thank you. - Kayaks - Two tandem Kayaks are complimentary to use as many times as you wish (as long as proper care is given). Two people are required to carry, these are heavy. Please rinse off kayaks with fresh water after every use. Garden hose is located on the south side wall of the house. Life jackets are located in the storage box. - Pin Pong Table - Complimentary to use as many times as you wish (as long as proper care is given). - Grill - Complimentary to use as many times as you wish. Instructions: Open gas tank -> Press the ignition button. Turn off gas tank after every use. Do not leave the gas tank on. - Corn hole - Complimentary to use as many times as you wish (as long as proper care is given). In case of bad weather, please move these under the patio. Thank you. - If walking/playing in the sand/dirt, please wash your feet/sandals before entering the patio/house. - Bath towels and hand towels provided are not beach towels. Please do not use the towels as beach towels.

I have read the previous paragraphs and I know and understand and appreciate these and other risks are inherent in the activity I am participating in. I hereby assert that my participation is voluntary and that I knowingly assume all such risks. Indemnification and Hold Harmless: I also agree to indemnify and hold harmless _______________, its trustees, directors, officers, employees and agents from any and all claims, actions, suits, costs, expenses, damages and liabilities including attorney fees as a result of this use of premises. Severability: The undersigned further expressly agrees that the forgoing waiver and assumption of risk agreement is intended to be as broad and inclusive as is permitted by the law of the State of Pennsylvania and that if any portion thereof is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. Acknowledgement of Understanding: I have read this waiver of liability, assumption of risk, and indemnity agreement, and fully understand its terms. I acknowledge that I am signing the agreement freely and voluntarily, and intend by my signature to be a complete and unconditional release of all liability to the greatest extent allowed by law.
